Verdict Ridge is a mandatory-HOA community built around a Rees Jones-designed golf course, with homes going in steadily since 1999. It’s also one of the few Denver-area neighborhoods with its own written landscaping standards, not just a general HOA look-and-feel.

The HOA’s own residential improvement guidelines call out clay-heavy, expansive soils, require a minimum amount of sod coverage, and even make homeowners responsible for the grass strip between the sidewalk and curb — we know that document and build the program around it.

Verdict Ridge’s HOA guidelines require substantial sod coverage in front and rear yards, recommend around 3 inches of mulch depth in beds, and hold homeowners responsible for maintaining the grassed strip between the sidewalk and the curb — not every lawn service here reads that document, but we do.

The HOA’s own guidelines flag expansive clay soils in the area — the kind that swell when wet and shrink when dry — which is part of why they recommend weep holes in retaining walls and groundcovers as a lower-water alternative to a straight lawn on tougher slopes.
